Accommodation Terms

  • Smoking is prohibited in all indoor areas. 
  • Housekeeping: There is no daily housekeeping service. Cleaning and linen change are provided once a week. Linens and bath towels are included in the apartment. Daily house cleaner service is not included in the rental rates. 
  • We suggest you bring beach towels. We do not permit towels or linens to be removed from the apartments. Additional cleaning services are provided upon request, at extra charge.                                                                                                                                                                                                                                                                                                              Terms & Conditions 

 

  • Additional costs

The cost of electricity, mains water, cleaning and garden supplies, and local taxes are included in rental rates. There are no additional costs, surcharges, taxes, staff salaries, or management fees above the price quoted. Gratuities for household staff are encouraged and normal but are left entirely to the Guest's discretion. ​

  • Damage or Losses

Please treat the Property rented accordingly, and leave the Property and all its contents in good order and in an acceptably clean condition. Guests should be aware that the property is furnished and equipped to a high standard and designer finishes for a truly luxurious experience and seemingly minor damages may prove surprisingly expensive. Any damage or losses caused during the Rental Period, as well as any special cleaning requirements, will be the Guest's responsibility and may be charged to the Guest's account and deducted from the Guest's security deposit. In cases of excessive or unacceptable loss or damage at any time during the Rental Period, the Owner or Owner's Representative may require the Guest and their party, including visitors to vacate the Property immediately, without compensation or refund.  

  • Access

The Property and its facilities are available for the Guest's full enjoyment during the Rental Period. However, the Owner, Owner's Representative, or other staff and contractors may need access to the Property from time to time (e.g. for maintenance purposes to the house, garden, swimming pool, utilities, and services, or for the purposes of providing additional services requested by the Guest, etc.). The Guest is required to give them reasonable access to the Property for these purposes.  

  • Number of Guests

The number of persons (adults and children) staying at the Property must not exceed the maximum number of sleeping places indicated in the booking confirmation, unless specifically authorized in writing. Exceeding this number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.  

  • Use of Property

All bookings are assumed to be for normal holiday purposes only, and the Guest agrees that the use of the Property will be limited to this purpose unless otherwise confirmed in writing. If the Guest is planning to hold an event, such as a wedding or party, which involves having a larger number of people at the Property, or if the Guest is planning to use the Property for a purpose other than holiday, please communicate this to the Property at the time of booking, as special approval or arrangements may be required. Depending on the nature of the event, a surcharge and/or additional security deposit may be required, which will be agreed upon and confirmed in writing prior to confirming the reservation. ​

  • Subletting

You shall not sublet the property, or any part of the property, or assign your rights or obligations under this agreement. ​

  • Private Chefs and Catering Providers

For the protection of the property and our guests, the Owner and the Owners Representatives only allow approved third-party catering suppliers, including babysitting services, fitness instructors, beauty specialists, DJs, musicians, and other entertainment services. If the Guest(s) would like a private chef the Owners Representatives can help arrange one. From our past experience, we have found that chefs need access to the property very early and/or late and this can compromise the security of the property unless the Owner or the Owners Representatives have approved the chef prior to any service. Chefs also have a habit of being very messy and can cause extensive damage to the kitchen of the property itself. For this reason, the Owner and the Owners Representatives only allow chefs approved by them in advance. Any damage caused by a chef or caterers contracted, following the Guest(s) initiative is the responsibility of the Guest(s). Under no circumstances may a third-party contractor be given keys or property and this will result to liability of the Guest(s) under the Greek Civil Code. ​

  • Conduct and Due Care

The Property is located in a quiet residential neighborhood. The Guest is asked to respect this and ensure that all guests and visitors to the Property behave appropriately. Illegal or immoral activities including gambling, prostitution, prohibited drugs, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms and other weapons are all strictly prohibited.
Smoking is generally prohibited unless stated otherwise in the booking confirmation.
This property will not accommodate hen, stag or similar parties. Furthermore, guests should pay attention to comply with social and ethical rules, not to make noise to cause a disturbance, no parties are allowed without the permission of the owner of the villa, not to listen to loud music and not to engage in any activities that are prohibited. Guests are expected to respect the peace of their neighbors at all times. No outdoor, or loud indoor, music is permitted from 14:30 to 17:30 and from 23:00 to 07:00 (Quiet hours: Siesta time and Night time). In the interests of safety, due care should be taken at the Property at all times, especially with children. Suitable supervision should be given around pools, beaches and roads, and when using all the Property's facilities. ​

  • Valuables and Security

Any Guest valuables or property left or used at the Property are at the Guest's own risk. Neither the Owner or the Owner's Representative accepts any responsibility for loss of or damage to Guest property. The Guest is responsible for the Property during the Rental Period and must ensure that all windows and doors are locked securely when not on the premises. Any act or omission by the Guest, their party and/or visitors which may negate or prejudice the Property's insurance policy and/or results in loss or damage is the Guest's responsibility.  

  • Safety Deposit Boxes

In all of the rooms in the property, we have installed for your convenience safety deposit boxes where you can store your valuables. It is strongly recommended that it be used to store valuable items such as passports, cash, traveler’s checks, mobile phone, cameras, and jewelry. Any valuables left at the property are the guests’ sole responsibility and neither the Owner, Owners Representatives nor the staff can be held responsible for any loss or damage of personal property. The Owner and Owners Representatives may not be held liable for any third-party contractors' wrongful doing. If you do not remember the login code, please inform the Owner or the Owner Representatives immediately. ​

  • Complaints

Every attempt will be made for the Guest to have an enjoyable stay. If the Guest should have a problem during the Rental Period, please inform the Owner or Owner's Representative immediately who will endeavor to put things right. In order for the Guest's complaint to be addressed, the Guest must communicate any problem whilst on location. If no complaint is reported during the Rental Period, the Owner will assume that the Property was to the Guest's satisfaction and no complaint will be entertained.  

  • Provisions

Self-catering accommodations require that the Guest supply all provisions and consumables necessary for daily living. The staff at the Property may accommodate any reasonable requests to purchase provisions on the Guest's behalf, and this will be charged to the Guest's account. ​

  • Force Majeure

The Owner or the Owners Representatives may not be held liable for refunding or any kind of indemnification to the Guest(s), if the booking of the property is ad hoc not possible for reasons outside of the Owners or Owners Representatives control, including without limitation possible fires, extreme climate conditions, labor disputes, or other force majeure events. ​

  • Personal Data Protection

This agreement is governed by the Greek Data Protection laws and regulations along with the General Data Protection Regulation (GDPR). You also expressly authorize the Owner, to provide your personal data to the respective national data protection authorities for the purposes of compliance of the applicable laws and regulations. ​

  • Jurisdiction

This agreement will be governed by the laws of Greece and the Greek Jurisdiction System. In the event of controversy arising from the booking and Property rental that cannot be resolved amicably between the parties, both parties agree to exclusively refer the matter to the Greek Courts. ​ The Guest agrees that these terms and conditions have been read, understood and have been accepted and agreed to by the Guest without reservation and without exception.                                                                                                                                                                                                     

Every effort has been made to ensure that you have an enjoyable and memorable holiday. However, should you have any complaints, it is important that remedial action must be taken as soon as possible. Please contact us immediately if any problem arises. In case you locate damages in the property, you must notify us within the first 48 hours after check-in. After this time, you will be requested to compensate the property owner for said damages.

  • Check in Policies

CHECK-IN time 4:00 p.m. - 12:00 p.m.
CHECK-OUT time 11:00 a.m.
Special check-in instructions: Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Early check-ins and late check-outs are possible upon availability, so please check with our manager as early as possible for the necessary arrangements. In case of unexpected delays in your departure schedule, please feel free to contact us. 

  • Children and extra beds  

All children are welcome. All children under 2 years stay free of charge for children's cots/cribs (baby cot available upon request). Children aged 13 years and older are considered adults.   The maximum number of extra beds in a room is 2.  

  • Pets  

Pets are not allowed on the premises.

  • Minimum Age  

There is a minimum age for renting. Unless approved in writing in advance, We cannot rent to vacationing students or singles under 25 years of age unless accompanied by two (2) or more adult guardians or parents.  

  • No parties  

This property will not accommodate hen, stag or similar parties. This property is located in a residential area and guests are asked to refrain from excessive noise.
